I am trying to purchase a house and I don't have the best credit in the world(to put it mildly!) and I have been paying off some things that are on my credit report, trying to get my score up. My FICO is about 560 and I have a little over 20% equity in my home. I have been offered a refinace, but the terms really scare me. My financial situation would be much better served with an equity loan than this refinance. The closing costs take up too much of the amount I'm borrowing and it's an adjustable rate mortgage that starts more than 3% higher than my current mortgage. Any suggestion???

All my government loans are in good standing because they allowed me to file an economic hardship deferment, but the private loan won't do anything other than giving me a payment of $ 400 per month. I keep hearing these commercials for companies that will sell you a computer even if you have bad credit as long as you have a home phone line and checking account. What is the catch besides probably paying more than the computer is worth? Has any one ever used any of these companies? What was the outcome?
